Framing Your House
The lumber yard supplying the materials required for framing should deliver them to your site. The site should also already have the engineered flooring system there (if one is being used) at the commencement of wall framing. At this time you should also be or become aware of the number of plates, studs and sheathing materials you will require.
With good planning, your trusses should already be ready to be delivered after you ordered them. The exterior doors and windows will be delivered as and when required, after framing has begun. Also, don't forget that a gas meter can take time to install, so apply early so that you're not left short during cold winter weather.
All successful construction projects should be well-planned as alterations to the layout mid-project will invariably create more expense and waste time. Still, let your framer know if you do want to make changes. In fact, you should make a point of visiting the site every day at finishing time to make sure everything is being done correctly and efficiently. You can help the workers by ensuring that all the materials they need are already on site when they turn up.
It's also important to be clear about what work the Framer is actually providing as part of the quote. Does it include materials, driveway framing, garages etc?
A boom truck is often delivered with the trusses, but if not, a crane will be needed. You will have to arrange for this as and when the framers are at the stage of placing the trusses. You must also ensure the plywood for the roof is there on time - or at least that it will be quickly delivered when needed.
NOTE: Although it can be tempting to try and cut time and costs by having every tradesman working at the same time, you need to avoid this and let each trade complete their particular job in the time and space a professional requires.
An example of this is with plumbing and heating. Plumbing should be done first as fixtures such as drains and pipes will have a very limited location where they can be installed. You don't want your heating contractor to block those areas so the plumbing can't be done!
Cabinets and fixtures may also have a constrained space allotted, so make sure their locations are marked out by the cabinet sales person. Even better, have larger fixtures such as bath tubs at hand during framing, just to be sure. Otherwise, after framing, you may not be able to bring them into the room space without having to remove some studs from the frame.
Plumbing and Heating
Before the roofers start, ensure roof vents have already been installed. Also ensure that the destined location on the cabinets is known by the plumbing and heating contractors.
After hear ducting has been installed, ensure they are not making irritating squeaks. If so, save years of being annoyed by fixing it straight away! Apart from this, other heat ducting inspections are are not required.
If you are having a fireplace fitted, the most important thing is that it is efficient - the aesthetics and beauty come after that. Glass sealed and direct vented fireplaces are usually efficient heating units. If you have a basement, make sure the correct pipes and lines for heating and plumbing are installed, even if it's not going to be in use immediately.
Roofing work commences after the framers are finished and installation of vents has been done. Actual roof attic vents will be supplied and installed by any competent roofer.
The prospective location of cabinets should be shown to the electrician before wiring begins. Also show where your ideal locations are for the outlets.
Telephone, cable and network wires can be installed by the electricians or by the communications provider. You might want to consider pre-wiring for a satellite disk or speaker system as well.
Doors and Windows
Get windows and exteriors delivered as the roof framing is being finished. Once installed, you can secure the house. The quote for the windows should include everything you desire, such as night locks, screens and liners. Consider the material of the window frames - classy vinyl or wood are two obvious choices.
The main framing inspection is done after all the individual trade jobs have been inspected and approved.
The City Hall Building Inspector will then come to check that your new build is safe and built to quality regulations. It is likely that they will inform you of at least a few infractions, but look at them as a positive thing that will improve the building.
